What you'll need

  • An active chatbot or open house sign-in page receiving visitors

Steps

  1. When a visitor interacts with your chatbot or signs in at an open house, the system automatically captures their information.
  2. Captured data includes: approximate location (city/state from IP), device type (mobile/desktop), browser, visit timestamps, pages viewed, and referral source.
  3. Go to the Leads page in your dashboard to see visitor profiles.
  4. Click on any lead to view their full visitor intelligence, including all visits and interactions.
  5. Use this information to personalize your follow-up. A visitor from out of state may be relocating. A visitor who viewed multiple listings is actively shopping.

Tips

  • Mobile visitors at an open house are likely on-site. Desktop visitors browsing from home may be in earlier research stages.
  • Referral source tells you which marketing channels are working. A visitor from Zillow has different intent than one from Instagram.
  • Visit timestamps help you know when someone is most active, so you can time your follow-up calls.
